NAIOP Colorado’s mission critical event was superb thanks to our amazing panelists Therese Kerfoot, Jacob Bock, and Hollie Velasquez Horvath. The conversation was spectacularly led by our moderator Ryan Oro. Some key takeaways that I heard:
- Specialization of these assets as built environments is being exacerbated, making existing retrofits incredibly challenging.
- If you build it… they will come. The market growth due to cloud and AI is large enough where if you build per specs for the large users, you’ll find a buyer or tenant.
- MONEY! There is so much capital being injected into these deals that that the only likely transactions are selling to the end user. The transactions at the hyper scale size are few and far between between investors.
- Power is the key as most folks know with these assets but water to cool these systems is also a key constraint especially in dry climates like Colorado.
